The doctors had closed their hospital real estate loan just a few month prior to hiring CMAC.  With a 3% prepayment penalty, the group was worried they were stuck. By sharing with their bank what other banks were offering similar clients in other markets, CMAC gave the banker the incentive he needed to modify the loan with a rate more than 1.5% lower than what was just closed.
