The COVID-19 induced lending hiatus on medical buildings abruptly ended when an Orthopedic group in the Southeast closed its refinancing at a historically low rate. The low rate is fixed for 10 years without personal guarantees and provides more than $10M in cash out for the physicians. The financing also reduced the bloated equity to ease partner buy-ins and buyouts. According to the group's CEO, "the negotiations were quite complex and included a buyout of a bank-imposed floor. Fortunately, we had some expertise on our side to guide us through."
