During CMAC’s RFP process for this MOB/ASC, the Tenet ASC leased additional space, turning the property from majority owner-occupied to investment real estate with its stricter lending criteria.  Despite that, the new loan was done at 89% LTV, with the monthly payment cut by 25%, and the personal guarantees reduced to a tenth of what they had been.
