This vascular clinic just outside of Atlanta, Georgia aimed to refinance its medical office building. As the group considered its financing options, it became clear that cash flow issues resulting from the building being less than 50% leased would create a challenge during this process. CMAC assisted the group in creating a strategy to implement a structure that would result in securing financing terms for owner-occupied properties. Because the bank required the entirety of the depository relationship, CMAC also assisted the group to refinance its line of credit to successfully facilitate a quick closing. The loan closed with a 25-year amortization and one of the lowest spreads during the current financing environment we’ve witnessed.
