OSMC approached CMAC Partners with the task of finding a solution to unaffordable partner buyouts that were imminently approaching. CMAC completed several rounds of analysis and presented various options to the physicians, working through the complex property structure to find a solution and keep everything moving forward. The group was able to restructure its operating agreement and leverage up existing properties to provide cash out. This helped to create more affordable buy-ins and buyouts and ultimately improved cash flows. Additionally, the group found a way to use the real estate to remedy challenges with a life insurance plan that needed to be funded.

Following the closing of the loan, CMAC is maintaining its commitment to clients by providing ongoing interest rate monitoring as the group evaluates whether it would like to ultimately fix the floating rate.
